CASE STUDY

Office Condo Association Sees Long-Term Success Through Capital Improvements and Financial Planning

Since 2010, GM Properties has provided full-service Association Management for the Owner’s Association of a 20-unit office condominium complex located in Costa Mesa, California. The board engaged GM Properties after experiencing prolonged communication issues and unresolved maintenance concerns under a previous management company. They were seeking a more responsive, knowledgeable firm—one with hands-on commercial property expertise and a proactive management approach.

Upon assuming management responsibilities, GM Properties immediately addressed a critical deferred maintenance issue involving the property’s aging HVAC system. The team coordinated the evaluation and selection of a new HVAC vendor, oversaw the full replacement as a capital project, and worked closely with the board to organize and implement a special assessment to fund the improvement. Throughout the process, GM Properties managed all communication with association members to ensure clarity around the scope, costs, and project timeline.

The successful execution of this capital improvement project, coupled with consistent financial and governance support, helped reestablish stability for the board and confidence among members. GM Properties continues to manage the property today, applying the same high-touch service and operational expertise that has defined the firm’s 15+ year relationship with the association.
